Blair Gould is an associate in the Real Estate Department in Dykema’s Detroit office. Mr. Gould’s practice focuses on commercial real estate transactions including selling, purchasing, leasing, financing and developing real estate projects, from negotiating and drafting to due diligence through closing. In addition to Mr. Gould’s transactional practice, he also assists with the research and briefing of property tax appeal matters in front of the Michigan Tax Tribunal, Michigan Court of Appeals and Michigan Supreme Court. He has handled transactions involving residential/vacation homes, retail shopping centers, multi-family housing, medical office buildings, cell towers, single and multi-tenant industrial buildings, and hotels.

Specifically, Mr. Gould’s experience includes:

  • Represented an owner/operator/developer in connection with both acquisitions and dispositions of properties located throughout Southeast Michigan totaling more than 1,500,000 square feet of single and multi-tenant distribution and industrial facilities.
  • Represented a nonprofit developer in connection with the formation of a joint venture and financing in the multi-phase acquisition of a development site located in Detroit, Michigan for  more than $3,500,000.
  • Representation of a regional auto retailer and service provider in the acquisition of vacant land for the development of its retail sites in Michigan and Indiana, as well as the disposition of excess land.
  • Representation of a nonprofit lender and affiliates in various acquisitions, joint ventures, and financings in connection with the development of retail, residential and mixed-use projects throughout Detroit, Michigan.
  • Represented a real estate investment manager in connection with various  acquisitions and dispositions of industrial and manufacturing warehouses, logistic centers, and multi-tenant business parks across the United States including Ohio, Indiana, Kentucky, Minnesota, Georgia, Florida, Texas, and North and South Carolina. One such transaction involved the sale of a portfolio of properties for more than $29,000,000.
  • Representation of an independent electricity transmission company in the acquisition of vacant land for electric utility right-of-way and new transmission infrastructure projects throughout Michigan.
  • Represented a developer in connection with financing the rehabilitation, renovation, and construction of a hotel for more than $24,000,000, which included new market tax credits.
  • Assisted with the representation of a nonprofit developer in the acquisition of and subsequent development and financing for affordable housing projects located in Michigan.
  • Assisted with the representation of a lender in the financings of renewable and alternative energy projects (including wind and solar) located primarily in the Southwest and Northwest United States.
  • The negotiation and drafting of leases for office buildings, retail shopping centers and cell tower sites in Michigan and Illinois.
